Tips to Remember When Purchasing Flat / Villa


  • Purchase should be from a reputed builder.
  • Site should have free and broad accessibility.
  • Feasibility to go to working place, school, college, hospital, bank, market, airport, petrol pump, place of worship etc.
  • Select original dry land in unpolluted area with proper drainage facility.
  • Check and ensure quality and brand of building materials such as cement, steel, solid block / bricks, tiles, c p & sanitary ware, door & windows, switches, wire, cable, pipe, paint etc.
  • Visit the previous handed over projects of the same builder and make necessary enquires about time delivery, common amenities, after services and work quality.
  • Confirm the ownership of the land of proposed project, whether it is a joint-venture or purchased land with non-attachment.
  • Make enquiries about building foundation, structure, super structure, earth quake resistance methods applied and about the constructor.
  • Make enquiry about the architect, RCC consultant, plumbing consultant and electrical consultant etc.
  • Check the layout ensures free passage of air and light through every room.
  • If you select a villa ensure the plot size.
  • Ensure the carpet area (not built-up area)
  • Mark your car parking area and its sufficiency at the time booking itself.
  • Ensure the period of after service of the builder.
  • Ensure whether the builder has his own after sale department and confirm maintenance charges.
  • Make sure of common facilities offered (health club, badminton court, kids play area, Swimming pool, centralized gas connection, generator back up, STP, WTP, waste disposable system, CCTV system etc.)
  • Confirm stage of finishing at the time of delivery.
  • Reach an agreement with the builder for the necessary alterations regarding electrical, plumbing and civil works and for their estimate at the time of booking itself.
  • Book your villa/flat directly avoiding agent and make maximum bargaining which is your right.
  • Get further guidance from a well experienced consultant.
